No 45, Ballater is a guesthouse set in an acre of gardens and is just 5 minutes' walk from the centre of Ballater.
The individually designed rooms each offer unique charm. All feature a hospitality tray with Scottish biscuits, tea, coffee and hot chocolate.
The spacious and comfortable public areas include a lounge with leather sofas and log fire in winter, and a library with a wide selection of books and games.
Breakfast is served in the conservatory from 08:00 - 09:30, with a full Scottish breakfast, porridge and a variety of cooked options. There is a range of teas and coffees along with cereals, fruit and yoghurt.
No 45, Ballater is surrounded by beautiful scenery with mountain and riverside walks close by. Balmoral Castle is just 6 miles away, and the Glenshee and Lecht ski resorts are a 30-minute drive away.
No 45 was build around 1890 and was originally called, and is still locally known as, The Jungle. All guests can park free of charge at No 45. We have eight en suite guest bedrooms at No 45 and you will have use of two lounges during your stay. A hearty breakfast is served in the conservatory and will include fruit, homemade granola, homemade jam and a hot breakfast cooked to order. We are located in the village of Ballater and can recommend restaurants for you to try during your stay.
Les and Alison are both originally from Aberdeen and bought No 45 in July 2017. They enjoy living in Ballater with Teddy, their Cockapoo and foiur hens. We enjoy spending time in the large garden at No 45 and exploring beautiful Royal Deeside. We are happy to lend you maps and give you some ideas for walks and cycles.
Ballater is a village located in the Cairngorms National Park with a population of around 1800. We are situated close to Balmoral Castle and many of our guests are delighted to see our Royal Family in and around the village. We have lovely walks close by, both for the energetic and those who prefer a leisurely stroll. A favourite of many guests is the circular route around the stunning Loch Muick. Guests can hire bicycles locally and tours of the Cairngorms can be arranged with knowledge local tour firms.
