This luxurious, comfortable 4-bedroom steading conversion sits in a peaceful setting on the banks of the River Tay. The river, famous for its fishing, is accessed directly from the house down a short path. The property is well-maintained and spacious, and features disabled access to the ground floor, which includes a double bedroom with en-suite bath and walk-in shower cubicle. Luxuriously appointed throughout to provide a contemporary but comfortable accommodation, this property comprises 1 double bedroom upstairs which also has a small double sofa bed, 1 king size bedroom downstairs both with en-suite facilities, as well as 1 twin and 1 triple bedroom (enabling us to now accommodate 9 guests). The twin and triple bedrooms share a large family bathroom with bath and shower facilities. Outside the house there is a large grassy area for the exclusive use of guests. Please note, however, this is not enclosed. There is an outdoor eating area and we can, on request, make the garage available for storing bikes and fishing rods, etc.

Being so close to Perth, Rohallion, East Nether Benchil is ideally situated for touring Scotland. Easy day trips would take you to Scone Palace in Perth, Glamis Castle in Angus, Blair Castle, which is north of Pitlochry, the beautiful Festival Theatre in Pitlochry itself, Blair Athol Distillery at Pitlochry and, the Harrods of the North, House of Bruar, just north of Blair Atholl. The picturesque villages of Birnam and Dunkeld are only 10 minutes away and you will see the beautiful cathedral on the banks of the River Tay as well as glorious walks, and interesting little independent shops and coffee shops. There are sporting activities on your doorstep with golf being available at Dunkeld and Birnam Golf Club, Rosemount, Gleneagles, Pitlochry and Crieff. There is fishing on the River Tay and day permits can be made available by contacting FishPal or Tay Salmon. There are a number of beautiful walks in and around Perthshire for all ages and abilities. Popular walks include Birnam Hill, Birnam Glen and Rumbling Bridge. There is also The Hermitage and Atholl Woods. You will also find walks along the riverside just yards from the house.
