## The space This charming main door flat is approached from street level down a short flight of steps. A vestibule area leads to a well-lit hallway. Leading off the hallway towards the front of the property there are two beautifully presented double bedrooms. At the heart of the flat is a good sized and well equipped eat-in kitchen with an integrated oven, hob, extractor hood, dish washer washing machine. Guests are also welcome to make use of the Nespresso coffee maker and milk frother. Opposite the kitchen is the bathroom with a wall mounted shower, bath and WC. At the rear of the property overlooking a garden, is a beautifully decorated bright and spacious sitting room. The property will be professionally cleaned prior to each check-in, and will be replenished with fresh bath towels, bed linen, and toiletries. ## Guest access Guests will have access to the entire property during their stay. ## Guest interaction I won’t be available in person but I have a fantastic support team who can be contacted by phone or email!

## The neighborhood The apartment is located in the New Town which is a UNESCO World Heritage Site in the heart of the city. The main shopping and commercial thoroughfares of Princes Street and George Street are close by, including Harvey Nichols and the exclusive Multrees Walk. The cosmopolitan area of Stockbridge is also close by and offers a range of speciality shops, deli’s, bistros and popular bars. The green spaces of the Royal Botanic Gardens, Inverleith Park and the Water of Leith are all within walking distance. Waverley Rail Station and St Andrew Square bus station are also a short walk away and easily accessible with regular bus and tram links to the airport. Broughton Street, which is 3 minutes on foot also offers many cafes, restaurants and bars.
